The new owner is Scott Carlise. Scott already operates one successful restaurant and is converting the restaurant he purchased to his Italian concept after the sale.

The new restaurant will be called Bassano's. The menu will feature New York style pizza and Italian food. This is the second Bassano's location. The first is located at 3939 Atlanta Hwy (Hwy 78 and Old Loganville Rd) in Loganville Georgia.

The new Bassano's will open around the first of the year (January 2012) after the completion of an extensive remodel of the restaurant. The owners plan to be open for lunch and dinner daily. The location has 3375 square feet.

The former restaurant for sale is located in a modern shopping center complex, surrounded by other retailers including Kroger and other eateries. It was on the market for a very short time before the sale due to its good location and proximity to nice neighborhoods with single family houses. The restaurant previously for sale, also featured a fully equipped commercial kitchen with hood, flat top, refrigeration and more.

How did the two of you come to write a book on restaurant brokerage?
“The idea really originated with our buyers. We are constantly writing articles on the industry and posting them on our website, our blog or other places online. From that content, buyers would ask for even more resources and information. We finally said, we should put this into a book.”

What’s the name of the book and how did you come up with the title?
“The name of the book is Appetite for Acquisition, the We Sell Restaurants Guide to Buying a Restaurant. Our editor actually changed our original title of the book during the editing stage. I have learned that’s pretty common in the industry but it was hard to give up our original title.”

How long is the book and how long did it take to write?
The book is 352 pages and was a labor of love. When you are passionate about a subject the ideas flow. The more difficult task was cutting the content down to fit what the publisher ultimately requested which was about 90,000 words. It took us nearly a year to write the book but we had a self imposed timeline to finish so we could stay on target.

Wow! State Extends Last Year's Liquor Licenses Until Jan 31

It's official. The state of Georgia for the first time we can remember in the history of the state is extending liquor licenses. Was it the backlog? The confusion and mixed messages depending on which clerk you talked to? The winter storm which meant licenses didn't go out this week? Was it the overall failure of the system to process applications they've had in hand for weeks? We don't know but we've been hearing horror stories about trying to get licenses to pour. Breath a sigh of relief, restaurants and bars have been granted a temporary stay by the state of Georgia. We're told everyone was caught off guard by this announcement and restaurants are having to pull up the document to prove they're compliant for liquor suppliers to restock them. To All Georgia Alcohol Licensees:

The Department recognizes the continued validity of the 2010 retailer alcohol and retail onsumption dealers alcohol license for applicants who filed a proper application for a 2011 licenses.

Such license remain valid with regard to retailers and retail consumption dealers who are:

In good standing; and
Applied for a renewal alcohol license during the calendar year

The validity of the licenses continues until the earlier of:

The receipt and posting of a 2011 alcohol license;
A final denial of a 2011 application of an alcohol license; or
In the absence of pending denial proceedings, the close of business January 31, 2011.

Sales Were Up in 2010 - Better Forecast for 2011

The giant listing service,BizBuySell.com has released its 2010 tracking data on sold businesses. Their number show an increase of 11% increase in transactions closed in fourth quarter of 2010 versus 2009. That was the silver lining in the clouds however. They also reported a decrease in selling prices (and thus business valuations). The decline in price was 6.3% from 2010 versus 2009. In total 2010 transactions were up 3%.

This data confirms the results We Sell Restaurants is seeing in the Atlanta restaurant for sale marketplace. Higher number of transactions, overall better results and lower selling prices were the theme of 2010.

Bizbuysell is anticipating a better 2011 citing industry drivers, including increased supply and demand. In their words, "As the economy improves, business owners who hesitated to sell in the midst of a recession should see their business performance strengthen and be more willing to sell. Also, an above average number of small businesses should come to the sale market as U.S. baby boomers start to retire. Simultaneously, national business brokers are reporting a growing number of buyers - many of whom are laid-off corporate workers looking to the opportunity of entrepreneurship - seeking to purchase a business while prices remain relatively low. Finally, recent federal legislation that provides community banks with capital earmarked for small business lending should encourage banks to ease lending restrictions and provide more of these buyers with necessary capital."

It was a full house at the opening of Cafe Hortensia in the Healey Building located at 57 Forsyth Street in downtown Atlanta. Restaurant brokers from We Sell Restaurants attended their client's event and like all other attendees left wowed by the food. Wanda Knight, the new owner has developed a wonderful menu. We loved the fish of the day special and tried both her orange infused salmon and curry shrimp over rice. They were delicious. Her menu is perfect for the downtown worker and features lots of sandwich selections including home made tuna salad and chicken salad you have to taste to believe.

The restaurant was packed for the event inside and out. If the samples we had an opportunity to enjoy are any indication, her business will be off to a great start. Her opening is planned for December 6th so make sure you stop off and visit during the holidays.

The Healey Building is located at 57 Forsyth Street, N.W., in Downtown Atlanta's Fairlie-Poplar Historic District, one block from Peachtree Street, Woodruff Park, and the Five Points intersection. The Healey is located equidistant from Five Points and Peachtree Center MARTA rail stations.

The Healey Building is part of a multi-building block, the block marked by Forsyth, Walton, Broad and Poplar Street. Atlanta Restaurants Recession Recovery - Sales are Cookin'

Robert Wagner CPA and President of NetFinancials is reporting improving sales in the Atlanta restaurant market. According to his numbers, September 2010 was a watershed for Atlanta’s independent restaurants. He says, "not only is the Great Recession receding as a bad memory but same-store sales are picking up significant momentum going into the crucial fourth quarter when restaurateurs hope to finish the year with strong holiday sales."

We Sell Restaurants has been reporting similar results from clients over the past three month period but these stunning statistical survey numbers show the market is indeed doing well.

NetFinancials found that of 67 restaurants surveyed, an amazing 78% reported positive sales trends compared to September 2009. Thirty-seven percent of restaurants surveyed showed double-digit sales gains in September. That is a startlingly strong up-tick in sales volume.

This is the third survey of 2010 for the accounting firm. September same-store sales increased a whopping 7.4% over sales for September 2009. The other encouraging factor from this report is that the gains were broad-based, rippling through three major Atlanta restaurant sectors – fast-casual, causal and fine dining.

Wagner shares the good news saying, “Finally Atlanta same-store sales are accelerating! Our September survey shows clearly that the recent, long recession is giving way to a substantial, broad-based recovery of sales among Atlanta’s independent restaurants. The survey results are easily the best sales trends we have seen in several years. In addition, there are indications that sales will remain strong through the rest of 2010."

The same survey in May 2010 survey showed that only 55% of restaurants reported same-store sales increased over May 2009.

The NetFinancials’ September sales survey also looked at year-to-date sales trends. Sixty-one percent of the restaurants in the survey reported 2010 year-to-date sales gains over 2009. Again, that is a significant improvement over the May 2010 survey in which only 50% of restaurants indicated that year-to-date 2010 sales were ahead of 2009

Atlanta Restaurant Buyers want to know - What's the Georgia Economic Forecast?

Rajeev Dhawan, director of the Economic Forecasting Center at Georgia State University's J. Mack Robinson College of Business has issued their report on the nation's Economy. GDP Growth of 2.8% for the year down to 1.9% in 2011 highlight the Forecasting Center's national report. Georgia will gain only 5,000 jobs according to the economists in calendar year 2010. They predict however, that 2011 will show a recovery with the creation of 60,300 jobs (including 18,100 termed "premium" jobs). Job growth will continue to strengthen in 2012.

The Center's forecast for unemployment continues to trend better as well. In their estimates, unemployment will increase modestly by year end 2209 to 10.2% while 2011 will show decreased unemployment (9.7%) and even better results in 2012 at 9.2%.

Housing will fuel most increases. According the economists, Atlanta's housing permits will increase in 2010 by 39.9%,

What does that mean for the average restaurant operator or would-be owner? There's a silver lining in these cloudy skies and though the rate of recovery isn't as quick as anyone would like, there is growth around the corner. According to Dhawan, The inability of banks to make loans continues to hamper construction at all levels,” That is certainly echoed by restaurant buyers who have seen any type of lending for restaurants dry up for going on three long years.

The concept is the brainchild of Wanda Knight and the name pays homage to a favorite family member. The restaurant will focus on breakfast and lunch for the heavy pedestrian traffic in downtown Atlanta close to universities, the bar association and federal courthouse.

Why SBA Lending is Stalled with No Restaurant Lending Taking Place

SBA Lending has hit another dead end. Banks that made loans a year ago are stalled. SBA expert on facilitating loans says forget financing a restaurant for sale.

According to George Heaslip the "SBA Loans Professor", most banks that made loans a year or two ago are not making loans now! Here are his reasons why restaurant lending on restaurants for sale and SBA may not belong in the same sentence.

First, many banks are still suffering from the sub-prime residential lending mess. Secondly, like the Bush Tax Cuts, the guaranty fee extension ends on December 31with no confirmation this will be extended. Thirdly, too many commercial loans have gone into default during the recessionary period.

The SBA wants excellent credit, strong liquid assets and cash to cover losses - essentially the credit qualified person who wouldn't need to borrow. Heaslip calls this stronger person liquidity.

Important to our readers, the SBA has been clear they will not touch certain kinds of business. He cites gyms, convenience stores, beauty salons, most restaurants and car washes as example hit hard by the recession and now off the list for lending. That means restaurant lending is not taking place. They have less funds on hand and are concentrating effort where they expect less risk. Exceptions according to this writer are Dunkin’ Donuts which has a great track record with the SBA along with Subway
Other reasons for the slow down is that many lenders have closed their doors. These include Business Loan Express, SBLS, and Temecula. For the banks that have taken over failed banks they will only provide SBA loans in their geographic area, to capture related banking business like checking, and more.

According to Heaslip, buyers and brokers must understand the magic numbers, 680 and 1.25. 680 is now the credit score required for a loan applicant. The restaurant is a wonderful fusion of french tradition paired with a totally modern vibe. La Fourchette means "the fork" in French and though we definitely see this trending to a nightspot, the food is front and center.

Those who remember the old restaurant on the scene will be dazzled. The managing partner Salem Makhlouf completely transformed the former Germaine Dupree restaurant and the results are stunning. The old tile floor was ripped up and stained with a rich coffee toned finish. The dark space was lightened with gorgeous new fixtures, a ceiling that went from dark to wow with light paint and all new windows. The use of textures is very smart as some areas are divided with rich fabrics that allow just a peak into the adjoining spaces.
This restaurant is now open and airy but carries of a totally modern vibe as it's decked out in glimmering glass tiles at the hostess stand and bar area. Full bar and private seating. We had multiple tastings from the menu and it was delicious (hint - go for the risotto!).

Buy a Restaurant - Senate passes Small Business Bill!

The Small Business Jobs and Credit Act of 2010, which includes provisions that proponents say would provide restaurants and other small businesses with tax relief while increasing access to capital, was approved Thursday in the House by a vote of 237 to 187. The Senate had passed it last week by a vote of 61 to 37.
The legislation now will be sent to President Obama, who has said he will sign it.

“This bill will help restaurants and small businesses with tax relief and assistance in gaining access to capital that is critical to economic and financial recovery,” said Scott DeFife, executive vice president of Policy and Government Affairs for the National Restaurant Association.

“The provisions in this bill to expand access to capital will help restaurant operators make necessary investments, hire and retain workers, and, in certain cases, keep their doors open.”

Stephen J. Caldeira, president and chief executive of the International Franchise Association, also applauded the bill’s approval, saying: “The passage of the Small Business Jobs and Credit Act by the House is a great win for franchise businesses that have lobbied intensely for these changes for nearly two years.

“We commend the House for their action today, and strongly urge the president to quickly sign the bill into law so that franchise owners can access additional capital to start new businesses and create jobs in communities across the country.”

The bill is expected to provide:
1) Access to capital. A $30 billion Small Business Lending Fund is established by the legislation which would assist small banks seeking to provide loans to small businesses.
2) The bill also would boost the maximum size of Small Business Administration loans from $2 million to $5 million for SBA 7 (a) loans and from $1.5 million to $5.5 million for 504 loans. The fees on those loans, which were eliminated in 2009, would continue to be eliminated through the end of 2010.
3) Tax relief. The bill would allow operators to expense up to $250,000 of the cost of improvements made to their restaurants, which would include investment in new equipment.

Herb wore a microphone and provided his own version of narration for the event giving his version of "behind the scenes" information. The focus group was spot on in their raves about Herb's performance and those in the crowd joined the applause.

After a frantic three and half months of construction, permitting, building, color selections and more, our offices will be open for business next week. Our sustainable wood bamboo flooring is in. The walls are painted. Our glass conference room is built. The offices are ready and wired for Internet access and phone. The electrical fixtures are hung. The HVAC (thank goodness!) is working and the granite counter tops are installed in the reception area and break room.

This photo shows the dramatic red wall in our signature color that greets clients in the reception area as they enter the We Sell Restaurants offices. Our agents will be seated just beyond this area ready to work with restaurant buyers and sellers to fulfill their ultimate dream of buying in Atlanta. In the meantime business is still crazy busy with lots of restaurants coming onto the market and some great ones under contract and headed to closing.

The only thing remaining are those final touches. Exterior landscaping should go in on Friday. The dramatic three story stairway gets stain tonight and a shiny top coat tomorrow. Signage will be installed in the interior while we wait on sign permit approval for the exterior. After that, we move in the office furniture and we are ready for business. Atlanta restaurant brokers continue the pace to complete construction on our new offices by the end of the month. Restaurant buyers and sellers seem to sense the activity surrounding this project as all activity in the market is heating up. Here's a view of the scaffolding that had to extend nearly fifty feet in the air in order to allow for painting and priming of the staircase that reaches three floors high. It is a scary sight to see these dedicated workers hanging that high in the air preparing all the surfaces for paint. Yesterday the windows were taped off and today the actual painting began.

The entire stairway as well as the color scheme for the offices will feature the Atlanta restaurant broker's traditional firm colors with grey, black and of course, our trademark red. The concrete floor is being acid washed and stained along with the stairs. The stairway and railing will be glossy black. It's all coming together and we're ready for our restaurant buyers to begin visiting the office by next month.

Brianna Jenkins originally studied food journalism at Georgia Perimeter College but fell in love with cooking after moving to Atlanta. She graduated from the Ecole Supérieure de Cuisine Française in Paris and now serves as the executive chef and owner of her own catering company. In her spare time, Brianna teaches cooking classes and travels the world looking for culinary inspiration.

Herb Mesa is a restaurant-trained chef who worked his way up from dishwasher to director of catering and assistant general manager of luxury hotels. He has worked as a personal chef since 2003 and adds creative twists to recipes from friends and family. The Pink Panther has nothing on us as the insulation is packed into every corner and crevice of the new walls for the We Sell Restaurants offices. Check out all the pink fluffy stuffing that's carefully placed in the ceiling and exterior walls. A window on the second and third floor came out so the sheet rock and sheet rock paste could also be delivered. An insulation inspection is scheduled for tomorrow and then the dry wall goes in. After that, it's painting, floor and light fixtures and we're almost done.

The work continues with windows taken out of the top two floors so a massive crane could raise up the tile along with all the sheet rock it will take to cover the studs for the 12-foot office ceilings. We have chosen flooring (bamboo tiger strand) which is not only durable and tough but an incredibly environmentally friendly green material. The colors for the offices will remain true to our brand with black, grey and definite shots of red.
We are waiting on a final framing inspection so we can put up the walls and move forward. The next step is for the sheet rock to go onto the walls. Tile will go in and flooring will go down on all floors. All the light fixtures are also packed in storage and waiting to be put in place.

Workers have also placed the dome on the roof allowing access to the roof top terrace. The views of the Atlanta skyline are breathtaking from the top of the building.

Atlanta Restaurant Brokers Move Closer to Completing New Offices

Atlanta restaurants for sale and big giant cranes aren't often used in the same sentence but as we move closer to finishing our new office space, that's what we have! The big orange crane shown in the photo will lift the large air conditioning units 50 feet or more into the air. They will occupy a space on the roof of the We Sell Restaurants offices in downtown Atlanta on Centennial Olympic Park Drive.

Construction continues to push forward at a fast pace. Rough-in electric is complete. Low voltage wiring is underway so we can eventually have security, cameras, telephone and cable service. Last week was exciting as they opened the roof to reveal the space that will ultimately also house the rooftop terrace. The view of the city of Atlanta is breathtaking.

The HVAC is all roughed in as well and that's why the big giant crane is on-site. In addition to all the work we are doing selling restaurants (three sold this week!), we're on top of construction details. We chose the tile, granite counter tops, sinks and faucets last week.

We won't stop the pace until our gorgeous new offices are ready for Atlanta restaurant buyers and sellers to visit.

The Coleman report (www.colemanpublishing.com) has released the 2010 edition of SBA loan default and charge-off percentages by industry code. The news is ugly. Business failures increased 45% over last year and SBA loan losses totaled almost $1 Billion for the federal government's fiscal year (which ends Sept 30, 2009).

The rate year over year reflects the trending shown below:

Franchises fared slightly better than the total SBA loan portfolio performance with a rate of 4.8% failure versus 6.1% for independent concepts. The gap in the rate of default was much smaller between chain and independent concepts than in prior years.

Default rates on SBA restaurant loans far exceeded the average for the total portfolio with full service restaurants posting a 19.5% default rate , limited service restaurants defaulting at a rate of 20.6%, cafeterias at 24.8% and caterers at 21.0%. Drinking establishments (alcoholic beverages) had a much better performance with an SBA default rate of 15.7%.

Atlanta Restaurant Brokers Office Progress at 101 Centennial Olympic Park Drive

Here's the progress on our new offices. These framed in spaces are part of the new office space for Atlanta's Restaurant Brokers when we move to 101 Centennial Olympic Park Drive.

The framing crew was busy and this photo shows three private office spaces they have framed within the large office space.

In addition to these rooms there is a large conference room that will have glass walls. That will be at the west end of the building.

The building is triangular in its footprint without any interior supporting walls. The architect for the original design was kind enough to take us in hand and help design the interior space to take advantage of the beauty of the building. We worked hard to preserve the window views and maximize the ceiling height.

That's Eric's office on the left and Robin's on the right. The one in the middle will be a small conference room for meetings with our buyers.

Atlanta Restaurant Broker - New Office Locations - Here's the Update

We are posting the progress of our new offices at 101 Centennial Olympic Park Drive on our blog for our friends and customers of We Sell Restaurants to see. We were thrilled to receive a green light from the city on all permits late last week. Eric developed great relationships with the City of Atlanta Planning and Building Department. They were incredibly professional, helpful and excited to guide us in this project. A huge call out to Robin Camp, who went above and beyond to answer our questions.

Our goal is to finish this office the same way we approach selling an Atlanta restaurant or bar. We are committed to making it happen. We were there last night at 8pm to see the sidewalks getting finished up. Our excellent contractor waited for the cement truck for hours but refused to give up hope. Here's the fruit of that effort--we have sidewalks! Here's a photo of the sidewalks which went in last night. Those open spaces will be plantings to add a bit of green space to the Castleberry Hill neighborhood. That will be one of the final steps.

Today, the city will inspect footers for the stairway leading to Magum Street and then sidewalks and stairs will be poured on the side of the building.

At the same time, we're moving inside to begin framing out our offices. We brought temporary power Next step is inside framing of the office floors. We'll start sharing what the inside space will look like after that.

Atlanta Restaurants Have Recession Recovery on the Menu

Atlanta Restaurant Brokers and Atlanta CPA's see improving trends despite tough February weather.

Atlanta restaurants have ordered up an end to the recession. That finding is based on the latest survey data by Robert Wagner, Atlanta CPA and president of NetFInancials, Inc.

Atlanta Restaurant broker Eric Gagnon has been citing similar results from the local marketplace in reporting on the Atlanta restaurant industry in his weekly radio segment (Dishing with Donna WGKA AM920).

Here are the NetFinancials, Inc. findings. First, many of Atlanta's independent restaurant operators are seeing the worst recession in a generation come to an end. This data includes February 2010 results where weather was a factor for the Atlanta market. Unseasonably cold temperatures and snow on the key Valentine weekend this year significantly affected customer counts for the month.
Despite the weather, NetFinancials found that aggregate sales for February 2010 at the Atlanta surveyed restaurants increased a little more than 1% over sales for February 2009. Fully 60% recorded increased sales over February 2009. Twenty-one restaurants in a 53-store sample reported decreased sales compared to last February.

On a year to date basis, the news wasn't as positive. Of the 53 Atlanta restaurants surveyed, 47% had 2010 sales greater than year-to-date 2009 sales. Twenty-eight restaurants showed decreased year-to-date sales compared to 2009. The nugget of good news in this information however is that 79% of Atlanta restaurants surveyed in October 2009 were reporting decreases and that margin has shrunk to 53%.

Results by segment reported by Net Financials are similar to the findings that Atlanta restaurant broker, Eric Gagnon and We Sell Restaurants have been discussing on their weekly radio segment for the past year. Atlanta's restaurant scene definitely mirrors national eating-out trends. Casual-dining and neighborhood-focused restaurants are generally seeing better sales trends than fine-dining and visitor-focused restaurants.
February 2010 sales indicate the recession in the local restaurant market is ending. Customers are venturing out again to take advantage of Atlanta's many dining out options and special promotions. That said Atlanta restaurant operators are not yet in the clear. Year-to-date 2010 sales levels are no better than anemic 2009 sales levels.

The sample included 53 independently operated, non-franchise restaurants drawn from the metro Atlanta market. The sample includes restaurants in the fast casual, casual and fine-dining segment.

Atlanta restaurants battling it out for the consumer's dollars may be reacting like others around the nation and beefing up breakfast. According to one industry count, more than 460 items were added to the nation's restaurant menus during the breakfast day part last year. That's more than in the prior two years despite pressures to shrink menus and control costs during the recession.

Multiple Sources Report 911 reservation scam for Valentine's Day

Restaurant operators in Atlanta are buzzing about the Valentine's Day reservation scam. The Atlanta Journal Constitution, local media and even Nation's Restaurant News are reporting on a scam involving a website operator in Atlanta. The website owner was making Valentine's Day reservations at some of the city's finest restaurant and then scalping the "table" online for between $50 and $100 each.

The website has been taken down and Georgia’s Office of Consumer Affairs is looking into the matter. Many of Atlanta's restaurants fell victim to the scheme which can damage restaurant operators if the reservations are not honored and they are left with an empty table on one of their busiest nights. In the meantime, those who want seats can't book a table because the reservations are taken. Consumers can avoid this issue by never paying someone for a reservation or calling a restaurant directly and booking with their staff instead of a third party.

52 Bistro is opening at 52 N Main St "B" in Alpharetta. Confettis Bar and Grill is getting ready to open at 6470 Spalding Drive in Norcross. Jefferson's opened February 4th in the form "D Morgan's" at 28 W Main Street in Cartersville.

Carla's Cajun Kitchen is coming into the former "Upshaw's Iron Skillet" location at 7413 Lee Road in Lithia Springs. Hal Il Dwan is taking over the former "Seoul Garden" at 3040 Steve Reynolds Blvd. in Duluth. Kennesaw Whistle Stop relocated to 1200 Barrett Parkway in Kennesaw on February 1st.

Huddle House Lowers Franchise Fees - Sign of the Times

Nation's Restaurant News is reporting that Huddle House Inc. has lowered its franchise fees and cut royalty rates to encourage potential and existing franchisees to develop more restaurants for the 400-unit family-dining chain.

The franchise fee for new developments signed in 2010 has been reduced to $5,000, and no sales royalties will be charged for the first five months of operation, Huddle House said this week.

Thomas Flaherty, the chain’s new chief development officer, made the decision to cut the fees in order to prop up franchise development strategies in the weakened economy.

“This program allows existing and new Huddle House franchisees the opportunity to develop with a lower cost of entry,” he said. “Also, the savings in paying no royalty for the first five months provides fuel for new restaurants to advertise more heavily during the initial stages. This model also encourages multiunit development.”

We've reported on other chains that are trying non traditional approaches to driving sales during the current economy. Some are self-financing purchases for borrowers. Others are using reduced fees, waived or reduced royalties and even equipment purchases. This approach has advertised in the trade press by Domino’s, Papa John’s and Pizza Inn.
